CUSTOM DESIGNED HOMES

Nimbin Building Designer — Fixed-Price Design & Lismore City Council Approval Management

Nimbin draws people who have made a deliberate choice about how they want to live — connected to the land, embedded in community, and far enough from the mainstream to do things differently. Building here reflects those values, and the planning environment reflects them too. Development applications for Nimbin and the surrounding rural hinterland are assessed by Lismore City Council under the Lismore LEP 2012, with Nimbin's own dedicated DCP chapter setting the planning framework for the village itself. Water supply constraints, koala habitat corridors, bushfire-prone ridgelines, steep terrain, and a council actively focused on protecting Nimbin's character all shape what gets approved. We provide fixed-price building design, drafting, and complete approval management for Nimbin — done with the care this place deserves.

Assessment

Nimbin sites — whether in the village or on surrounding rural land — carry planning considerations that are specific to this part of the Northern Rivers. Before you commit to a design direction, let's talk through your land, what Lismore City Council will need to see, and what's genuinely achievable within Nimbin's planning framework.

CUSTOM NEW HOME DESIGNS in Nimbin

That’s the standard we design to.

  • Pergolas, Shade Structures & Garden Pavilions
  • Carports & Covered Parking

ABOUT US

Nimbin Has Its Own Planning Framework — and Its Own Set of Expectations

Lismore City Council has been actively reviewing Nimbin’s planning controls to ensure development retains Nimbin’s unique qualities — and that community values around village scale, character, and environmental sustainability are genuinely reflected in what gets built. That review process has shaped a DCP that is specific to Nimbin, and that applies differently across the village’s residential, commercial, and rural precincts.

The major constraint on future development within Nimbin village is the secure supply of potable water from Mulgum Creek, a hard limit that affects the amount of new development the village can absorb and that Lismore City Council weighs carefully in assessing new DAs. Understanding this constraint at the pre-design stage is essential for anyone planning to build within the village boundary

We assess all of these constraints at the pre-design stage, prepare and lodge complete DA packages with Lismore City Council, and coordinate every specialist required through our established network of competitively priced specialists. One point of contact, managing the full process from first site conversation to Construction Certificate.

Frequently asked questions for
Homeowners in Nimbin

Nimbin sits within the Lismore City Council Local Government Area, so all development applications — whether in the village or on surrounding rural land — are assessed by Lismore City Council under the Lismore LEP 2012 and the Lismore DCP. Nimbin has its own dedicated chapter within the DCP that sets specific planning controls for the village, covering the residential precinct, commercial core, and surrounding areas. We’re familiar with both the general Lismore framework and Nimbin’s specific provisions, and structure DA applications accordingly.

Yes. Lismore City Council’s DCP includes a dedicated Nimbin Village chapter that identifies different precincts within the village and provides specific planning controls and guidelines for each — covering built form, land use, character, and environmental sustainability. The residential precinct has its own controls around building scale, materials, and design that reflect the character of the existing village. These controls exist specifically to protect what makes Nimbin, Nimbin — and we design within them rather than around them.

It can. The potable water supply serving Nimbin village has finite capacity, and Lismore City Council factors this into its assessment of new development. For projects that increase water demand — new dwellings, dual occupancies, or secondary dwellings within the village boundary — demonstrating adequate water supply is part of the DA process. We assess this at feasibility stage and structure the application to address it properly.

Not always. Under the Lismore LEP, rural allotments generally need to meet minimum lot size thresholds to carry a dwelling entitlement — typically 40 hectares or 20 hectares in some areas. Many smaller rural lots around Nimbin do have entitlements due to historical planning controls, but many don’t. Checking your lot’s entitlement status is one of the first things we do in a feasibility assessment — because it determines whether a dwelling application is possible at all before any design work begins.

It depends on whether your site is in the village or on surrounding rural land. Village residential DAs typically require a Statement of Environmental Effects and BASIX certificate at minimum. Rural lots commonly also require a bushfire assessment, on-site effluent disposal design, biodiversity assessment, arborist report, and detailed survey. We coordinate all required reports through our established network of specialists — so nothing is missing at lodgement.

Every stage is clearly scoped and priced before we begin. Your fixed price covers all design and documentation for that stage, including Lismore City Council submission requirements, Nimbin DCP compliance, and BASIX compliance. External consultant and council fees are outlined separately and upfront — no open-ended billing, no surprises mid-project.
