Development Approval typically takes 6-12 weeks depending on your local council and project complexity. Construction Certificate approval usually takes 2-4 weeks once all consultant reports are completed. We’ll provide realistic timeframes during your initial consultation based on your specific project and location.
Each package clearly outlines what’s included—from concept designs and floor plans through to full construction documentation. We also include project management and coordination of all required consultants (surveyors, engineers, bush fire specialists, etc.). External consultant fees and council/certifier fees are additional but we provide detailed cost estimates upfront.
We project manage the entire process and coordinate all required contractors involved, including surveyors, structural engineers, bush fire specialists, town planners, arborists, and certifiers. This is included in our service and ensures all reports are completed correctly and on time for your approvals.
Absolutely. While we have established relationships with competitively-priced, reliable consultants throughout the Northern Rivers, you’re welcome to use your own professionals. We’ll coordinate with them seamlessly to ensure all documentation meets requirements.
We can provide guidance and recommendations based on our experience working with quality local builders. However, tendering and contract administration with builders is outside our core service scope—we focus on getting your design approved and construction-ready.
