We’re familiar with both the general Lismore framework and Nimbin’s specific provisions, and structure DA applications accordingly.

Yes. Lismore City Council’s DCP includes a dedicated Nimbin Village chapter that identifies different precincts within the village and provides specific planning controls and guidelines for each — covering built form, land use, character, and environmental sustainability. The residential precinct has its own controls around building scale, materials, and design that reflect the character of the existing village. These controls exist specifically to protect what makes Nimbin, Nimbin — and we design within them rather than around them.

It can. The potable water supply serving Nimbin village has finite capacity, and Lismore City Council factors this into its assessment of new development. For projects that increase water demand — new dwellings, dual occupancies, or secondary dwellings within the village boundary — demonstrating adequate water supply is part of the DA process. We assess this at feasibility stage and structure the application to address it properly.

Not always. Under the Lismore LEP, rural allotments generally need to meet minimum lot size thresholds to carry a dwelling entitlement — typically 40 hectares or 20 hectares in some areas.
